Our pricing

We can provide our services in two ways, according to your needs:

Full Services
We provide full services for a percentage of the cost of the building work. In this case we do everything for the client from working with you to find the best design, getting all the permissions, finding the builder and negotiating prices, attending site meetings, and agreeing the final cost.

Itemised Billing
We are also very happy to break our services down into individual components for which we charge on an hourly basis. We will send you an order form with a list of services which we think may be suitable, and an estimate of the time it will take for each. We ask you to tick those services you want, and then return the form to us. The actual time spent on each item will be charged, and will never exceed the maximum shown except by prior written agreement.

The normal first stage is for us to make either an exploratory visit or a design visit.

Exploratory Visit – We visit the site with the client, discuss the options and let them know what is possible. We advise what Planning & Building Regulations apply to the situation, what the financial conditions might be, and other practical considerations.  The visit lasts approximately an hour, and we send a letter outlining our conclusions and the choice of routes forward. The cost is £100+VAT.

Design Visit – We visit the site, discuss options, make a quick survey of the building or site, and draw up a sketch scheme to enable discussion of the options. The visit lasts either half a day or a whole day, depending upon the size of the project.  We make hand-drawn design sketch plans, exteriors, etc which are ideal for conversations with Planners, neighbours and contractors to facilitate informed comment. (However, they are not suitable for full Planning Applications which require accurate computer drawings.) The cost is £450+VAT for a half day (for one floor) or £750+VAT for a day (whole house).

The charge for either visit is deductible against future fees if the project goes ahead on a full service basis.
